Auction Rules & Booking Terms
Welcome to RockyPointOwnerDirect.com Auctions. Please read the following rules carefully before placing a bid.
By registering and placing a bid, you agree to all terms outlined below.
1. Auction Overview
Each auction represents an opportunity to reserve a specific property and stay criteria (dates, number of nights, and occupancy as described in the listing).
Bidders are responsible for reviewing all listing details prior to placing a bid.
2. Binding Bids
All bids are legally binding.
By placing a bid, you are committing to complete the booking if you are the winning bidder.
Bids cannot be withdrawn once placed.
3. Winning the Auction
The highest bidder at the time the auction ends will be declared the winner, unless the auction is closed earlier in accordance with these terms.
The winning bidder will receive a confirmation email with next steps to complete the reservation.
4. Reservation Confirmation
A reservation is not confirmed until full payment has been successfully completed.
Winning an auction provides the opportunity to book the reservation, but does not guarantee the reservation until payment is successfully completed and processed.
5. Payment Process
Payment is not collected at the time of bidding.
The winning bidder will receive a secure payment link via the property owner’s secure booking system to complete the reservation and finalize payment.
6. Payment Deadline
Payment must be completed within 1 hour of the payment link being sent (based on local system time shown on the website).
The payment window begins at the time the payment link is issued, regardless of when it is opened or viewed.
Failure to complete payment within this timeframe will result in cancellation of the reservation opportunity.
No exceptions will be made to the payment deadline.
7. Availability, Competing Bookings & Auction Closure
Properties offered through auction may also be available on other booking channels, including our direct booking site and third-party platforms.
Any confirmed booking for the same dates, or any portion of the auction dates, will immediately end the auction.
If a booking is received through any channel, including our direct booking site, a third-party platform, or the auction listing’s own Book Now option, it will be treated as the equivalent of a Book Now purchase, and the auction will be closed without a winner.
In such cases:
- The auction will be terminated immediately
- No winning bidder will be declared
- No reservation will be created through the auction
Availability is not guaranteed at any time during the auction process.
The winning bidder is granted the opportunity to secure the reservation, but the dates remain available until full payment has been successfully completed and processed.
Reservations are confirmed on a first-payment-received basis.
Rocky Point Owner Direct shall not be liable if the dates become unavailable at any time prior to completed payment.
8. Failure to Pay
If the winning bidder does not complete payment within the required timeframe:
- The reservation opportunity will be canceled if payment is not received within the required timeframe
- The reservation may be offered to the next highest bidder at their last submitted bid amount, at Rocky Point Owner Direct’s sole discretion
- Failure to respond to communication regarding payment or booking within the required timeframe will be treated as a forfeiture of the reservation opportunity
- Technical issues, email delivery delays, or user availability do not extend the payment deadline
- The user may be restricted from participating in future auctions
9. Reservation Details
- Stay must comply with the listing details (dates, nights, and occupancy)
- Changes may be limited or subject to approval
- Standard property rules and policies apply
10. Payment Responsibility & Platform Role
All payments are handled directly by the property owner or the owner’s authorized representative.
RockyPointOwnerDirect.com does not collect, process, or hold any funds on behalf of property owners.
RockyPointOwnerDirect.com acts solely as a platform to facilitate the auction process and connect bidders with property owners.
Any payment transactions, agreements, or disputes related to the reservation are between the guest and the property owner or their representative.
11. Non-Transferable
Winning bids are non-transferable unless explicitly approved.
The reservation must be completed by the registered user who placed the winning bid.
12. Final Sale
All bookings are considered final once payment is completed.
Refunds, cancellations, or changes are subject to the specific property’s policies.
13. User Responsibility
Users agree to provide accurate contact information including:
- Name
- Phone number
Users are responsible for monitoring their email, text messages, and spam/junk folders for communication regarding auction results and payment.
Failure to provide valid contact information may result in cancellation.
14. Platform Rights
Rocky Point Owner Direct reserves the right to:
- Cancel, end, suspend, or modify auctions at any time
- Close an auction without a winner if the dates become unavailable through another booking channel or Book Now purchase
- Refuse or remove bids at its discretion
- Restrict users who violate these terms
15. Agreement to Terms
By registering an account and placing a bid, you acknowledge that you have read, understood, and agree to these Auction Rules & Booking Terms.
