Princesa de Penasco is located on Sandy Beach in Rocky Point, Mexico, and is just a few steps away from the Sea of Cortez. Only a short one-hour drive south of the border, our fully furnished and newly remodeled condo overlooks one of the most beautiful beaches in Puerto Penasco.
Our condo is located in Building E, which is the closest building to the ocean. You are truly right on the beach overlooking the Sea of Cortez. All of the photos of the pools and the beach are taken from the condo and accurately portray some of the amazing views surrounding you during your stay. Additionally, our condo has recently gone through a complete remodel with the goal of keeping the rustic charm of the Princesa Resort, yet adding the modern-day conveniences necessary to make your stay more enjoyable. Some of the many upgrades include free high-speed WiFi internet, USB charging ports in all rooms, HD TVs, DirecTV with NFL Sunday Ticket, Netflix, Bluetooth stereo system, and keyless entry.
Additional accommodations include bedding, linens, bath towels, and beach towels. Our kitchen is fully stocked with everything you will need to prepare meals. Feel like grilling? Enjoy the three-burner Weber Genesis propane grill located on your private patio. Don’t feel like cooking? Colin’s Cantina is located in the resort and offers delicious meals for breakfast, lunch, and dinner at very reasonable prices. There is also a small convenience store located in the resort. We also offer a digital welcome book to all of our guests. Whether this is your first time in Puerto Penasco or you are a regular visitor, our Digital Welcome book is full of helpful information that you can access right at your fingertips. Even if you don’t have cellular coverage in Mexico, download the Digital Welcome Book to your Android or iPhone for consistent, detailed Google Maps directions and resort information. Also included in the Digital Welcome Book is a complete list of Google Map directions to nearby restaurants, nightlife, shopping, must-see attractions, and various other popular things to do and see during your stay. A printed version of our Digital Welcome Book is also available in the condo.
The condo itself is located on the ground floor and has a large private patio overlooking the E pool and kiddie pool. You are just a few steps away from the pool. The master bedroom has a king-size bed, a 50-inch HD TV with Netflix and DirecTV, and a private bathroom with a walk-in shower. The Pineapple Bedroom has a queen-size bed with a 50-inch HD TV with Netflix and DirecTV. The ground floor patio has plenty of seating area and is a perfect area to sit, relax, and enjoy the great views of the resort’s private pools or the amazing views of the beach.
The resort’s courtyard has three pools (1 heated—directly off the condo patio) and three shallow kiddie pools, a jacuzzi, barbecue grills, a fitness center, a volleyball court, and several palapas with beach chairs to relax in and enjoy the beach.

Maximum Occupancy is 6 (Four Adults and 2 Children 12 and under).
Exceeding the maximum occupancy will result in a non-refundable cancellation of the reservation.

Amazing stay! If you’re looking for a spot that is private but at the same time gives you easy access to a private beach and pool this is it! Our host was responsive and instructions were easy to follow. Thank you so much Scott! This was my family’s first time staying at a place like this and they only want to come back to this room from now on!
We love the princessa! It’s a little bit of a smaller property which is fairly quiet and very family friendly! This particular condo is super great really near the front gate very easy to access and find from the entrance as well as from the pools and or beach. Excellent location! The condo itself was very nice very clean and very well stocked also! We have a family of six and I was able to cook several meals with lots of convenient items to use in the kitchen. We had absolutely everything we needed and more! The bed was super comfortable so much so that I want to buy one for myself. Every room has TVs with internet and all the comforts of home. Lots of great beach towels to use at the pool or on the actual beach. Everything was in great working order including the outdoor grill which we used a couple of times. I even asked partway through for some cleaning and the owner was very responsive and helpful. I would recommend 10 out of 10 and probably stay here again myself!
We were looking for a beautiful, clean, quiet and affordable condo for a last minute family vacation that we expected to pay a small fortune for. However, I came across Beachbumcondos and found exactly what we were looking for at the Princesa. I contacted Scott, the owner, and everything fell right into place shortly after! In just 3 1/2 hours we were in heaven…relaxing, swimming, and enjoy our weekend with family. We had everything we needed right at our fingertips; from an on site restaurant and swim up bar, to concierge type service with lists of local attractions, and every other amenity you could think of, right in the condo! Checking in and out was a breeze with their highly organized and efficient process. They really went above and beyond to make the stay easy and convenient. I would stay here over and over again and you won’t be disappointed if you do too!

The condo was perfect. We come down to the Princessa several times a year and have always admired this condo from afar. The patio set up is amazing and we spent almost as much time there as the beach. Location is excellent and everything from booking to checking in and out was seamless. We will definitely be back!!
We just took a well needed getaway after Christmas 2025 to stay at Scott’s beautiful condo. The pool is within steps, the beach is within steps, the amenities of this condo made us feel like we were at home! Everything is perfect, from the coffee, to the comfortable bed, patio furniture, couch, tv, kitchen equipment, washer and dryer, dishwasher, plugs for charging, You Got It! EVERYTHING is first class! The grounds are amazing, security is on point, the restaurant is delicious! This is an amazing place to get away and truly relax an enjoy yourself! We will be back!
We had a great time at this condo! The property owner was very friendly and accommodating to anything you might need. It was sooo nice to have the pool literally feet away from the balcony and the ocean right behind it was amazing. The house also was very comfortable for 2 people.

From the moment we walked in, we could tell how much care and pride the owner puts into every detail.The condo is spotless, beautifully decorated, and feels more like a high-end home than a rental. Every little touch has been thought of, from the plush towels and comfortable beds to the well-stocked kitchen, and thoughtful extras that make your stay easy and relaxing. You can tell this isn’t just a place to rent; it’s a place the owner genuinely wants guests to enjoy and remember. Plenty of storage for our stuff, open shelving waiting to be used, charging docks for phones/laptops/ipads everywhere you’d want them, quality pots and pans, the list goes on and on.We loved how well-maintained and perfectly appointed everything was. The attention to detail really sets this condo apart… it’s rare to find a place that feels this welcoming, comfortable, and complete. Outdoor patio furniture was perfect for watching the kids in the pool, which is steps away and has a swimup bar! plus another few steps away is the beach, it doesn’t get much better than this place. We experienced zero issues with this condo, check in process was the easiest we’ve ever had, and the host had the quickest communication to assist with any questions we had.If you’re looking for a beautiful, relaxing, and truly special place to stay — this is it!
